Terms of Use
Version 2026-10-30 · Effective October 30, 2026
These Terms of Use (the “Terms”) are an agreement between you and DNA Innovations, LLC, which operates roomkind (“roomkind”, “we”, “us”) covering your use of the roomkind website, web app and mobile apps (together, the “Service”). roomkind is a shared hub for people who live together: households use it to book rooms, share a calendar, split chores and costs, keep shopping lists, post to a house bulletin, and store shared household information.
By creating an account, or by using the Service, you agree to these Terms and to our Privacy Policy, which explains how we handle your information. If you don't agree, don't use the Service.
1. Who can use roomkind
You must be at least 16 years old to create an account. If you are under the age of majority where you live, you confirm that a parent or guardian has reviewed and agreed to these Terms with you. You may not use the Service if you have previously been removed from it by us, or if using it would break the law where you live.
2. Your account
- Give accurate information when you sign up, including your name and a phone number your housemates can reach you at, and keep it up to date.
- You are responsible for everything done through your account. Keep your sign-in methods secure: your password, the devices that hold your passkeys, and the email inbox that receives your sign-in links and codes.
- Tell us at dane@beneficent-ai.com right away if you think someone else has accessed your account.
- One person per account. Don't share an account or create accounts for other people without their permission.
3. Households
Everything in roomkind happens inside a household. Whoever creates a household becomes its first owner, and anyone with the household's invite link or code can join it as a member.
- What housemates see. Members of a household can see what is shared in it: bulletin posts, bookings, shared events, to-dos, shopping lists, expenses and settle-ups, home care items, ideas, house rules, guests, packages, pet care, renewals, lists, and the items in the Safe that they are allowed to view. They can also see your profile: your name, photo, phone number, and any optional details you add, such as payment handles, birthday or emergency contact. Personal calendar events show only as “busy” unless you choose to share details.
- Owners. Owners can change household settings, choose which sections are turned on, manage rooms and the invite code, mark who is on the lease, make other members owners, and remove members. A household can have more than one owner. If the last owner leaves, ownership passes to another member.
- Removal votes. Any member can start a vote to remove another member who no longer lives there. The person is removed only if every other current member agrees. Use this only for its intended purpose, not to harass or exclude someone who still lives in the home.
- Leaving. You can leave a household at any time. If you are the last person in it, the household and everything in it are deleted.
- Disputes between housemates are yours to resolve. We provide the tools; we don't mediate disagreements between members, decide who is right, or reverse decisions made through the Service (such as a removal vote or an owner removing someone), except where required by law or where these Terms were broken.
Calendars you bring in
You may only bring in calendars you have the right to use. Treat a private calendar link like a password: anyone who has it can read that calendar. We read these calendars only to show them to you and show you as busy. They're a read-only copy, may be out of date by about an hour, and we can't change or delete anything in the source calendar.
Landlord accounts
A landlord account can create households for rental properties, invite tenants by email, code or QR code, keep lease dates up to date, mark who is on the lease, remove tenants who have moved out, mark a repair complete, and reset a home, which removes everyone else in it and deletes what was added. A landlord must confirm each reset complies with the laws that apply to the property and any lease, and is responsible for that being true. A landlord who lives in a unit can join it, confirming that they live there if others already do, and everyone there is told. Otherwise a landlord is not a member of the household: they can see the home's name and address, lease dates, the invite code, tenants' names, join dates and lease status, the title, status, urgency and date of open repairs, and when visits are scheduled, but not anything else tenants share in the household. The first tenant to join becomes its owner, and an owner can remove a landlord's access at any time. If you use a landlord account, you confirm you are authorized to manage the property. Nothing in the Service replaces your lease, and you remain responsible for your obligations as a landlord, including fair housing and tenant privacy laws.
Landlords can run a building as a team. The building's admin decides who is on the team, and is responsible for removing anyone who should no longer have access. The admin gives each person a role, which decides what they can see and change. A landlord can set rules for amenities and cancel bookings, and these don't replace the lease or any notice the law requires.
A landlord may import tenant names and email addresses and is responsible for having the right to do so. A landlord can upload documents, keep move-in and move-out records, and message tenants, and may only use these to manage the tenancy. Messages a landlord sends to many people must not be used for marketing or to pressure tenants. A reset doesn't delete messages with the landlord or move-in and move-out records. Residents are responsible for the photos they choose to share, which the landlord's whole team can see.
Landlords are responsible for who they share a job link with, and for following local rules about entering a rented home. roomkind's notice settings and warnings are tools for your own rules and aren't legal advice.
If you connect roomkind to Slack, Microsoft Teams, Discord, a webhook address, Zapier, Make or another service, you tell roomkind to send information to a third party you choose. You're responsible for that destination, who can see it, and its terms. roomkind sends only what's described on the Integrations page and isn't responsible for what the third party does with it. You're responsible for following the laws that apply to rent increases and notices, and roomkind doesn't check them.
If you use the front desk, you're responsible for what your team records about residents and their visitors, and for having a reason to record it. Photos should show the package, not people. Owner reports are built from what was entered in roomkind, and we don't verify that money was received.
If a landlord posts rent or fees, roomkind only displays what the landlord entered and the payment link they supplied. We don't process, hold or guarantee payments, we aren't a party to them, and we don't check that a charge is correct, including charges a landlord sets to post monthly. Whether a charge is owed, and whether it has been paid, is between tenant and landlord. A home marking a charge paid isn't proof of payment, and neither is a landlord confirming it. A landlord is responsible for the links they post being safe and their own.
Messages you send to support are read by roomkind staff. Don't send other people's private information or anything unlawful. We may limit how many reports you send.
Authorized roomkind staff may access limited account information and take limited actions on your account, as described in our Privacy Policy, to provide support and keep the service running.
4. Your content
“Your content” means anything you add to the Service: posts, comments, events, lists, photos, receipts, notes, Safe items, profile details, and so on. You keep ownership of your content.
So that we can run the Service, you give us a worldwide, non-exclusive, royalty-free license to host, store, copy, process, transmit and display your content, only as needed to provide the Service to you and the households you belong to (for example, showing your post to your housemates, sending a notification about it, or reading a receipt you upload). This license ends when your content is deleted, except for copies kept in backups for a limited time and records that remain part of a household's shared history, as described in the Privacy Policy.
You confirm that you have the right to share your content, and that sharing information about other people (for example, an emergency contact's name and phone number, a guest's name, or a photo) is done with their permission or another lawful basis.
5. Acceptable use
You agree not to:
- harass, threaten, stalk, intimidate or discriminate against anyone, including your housemates;
- post content that is unlawful, defamatory, sexually explicit, hateful, or that violates someone else's privacy or intellectual property;
- use the Service to record or share someone's whereabouts, schedule or personal details for any purpose other than coordinating your shared home;
- join a household you don't live in or haven't been invited to, or keep using a household's information after you've been removed;
- impersonate another person, or misrepresent your identity or your relationship to a household;
- upload malware, or try to probe, scan, disrupt, overload or gain unauthorized access to the Service, other accounts, or our systems;
- scrape, copy or resell the Service or its content, or use automated means to access it except through features we provide;
- use the Service for any commercial purpose other than running your own household or, with a landlord account, managing your rental properties as described below;
- as a landlord, use the Service to pressure tenants, to monitor them, or as a substitute for notices or other steps the law or your lease requires.
We may remove content or restrict accounts that break these rules.
6. Money features
- Expense tracking is a record, not a bank. Expenses, balances and settle-ups in roomkind are records you and your housemates enter. We don't hold, move or process money, and we don't guarantee that anyone will pay what a balance shows. Check amounts before you pay.
- Payment apps are third parties. Buttons such as “Pay with Venmo”, “Cash App” or “PayPal”, and copied Zelle details, simply open or point to those services. Any payment you make there is between you, the other person and that provider, under the provider's own terms. We are not responsible for payments made, missed, sent to the wrong person, or disputed.
- Not professional advice. Nothing in the Service is financial, tax, legal or tenancy advice. In particular, marking someone as “on the lease” is an informal note for your household; it does not create, change or prove any legal tenancy, and it does not affect your agreement with your landlord.
7. The Safe
The Safe is for shared household information such as the Wi-Fi password, door codes and service-provider contacts. Its contents are encrypted before they are stored in our database, and you can limit each item to certain members. Even so, no system is perfectly secure: please don't store payment card numbers, bank credentials, government ID numbers or similarly sensitive information there. Anyone you allow to view an item can read and copy it.
8. Smart features
Some features use artificial intelligence, for example reading the store, total and date from a receipt photo, or turning pasted text into to-dos and events. These features can make mistakes. Review the results before you rely on them, especially amounts that will be split as expenses. When you use these features, the content you submit is processed by our AI provider as described in the Privacy Policy.
9. Notifications and messages
We send messages that are part of the Service: sign-in links and codes, account and security notices, and the in-app and lock-screen notifications you have turned on. You can choose which notification categories you receive in your profile settings, and turn lock-screen notifications off for any device. We don't send marketing email.
10. Third-party services
The Service works with services we don't control, such as Google and Apple (if you sign in with them), payment apps, your calendar app, your phone's push notification service, and app stores. Your use of those services is governed by their own terms and privacy policies. We aren't responsible for them.
11. Changes to the Service
roomkind is currently provided free of charge during early access. We may add, change or remove features, and we plan to introduce the paid plans described on our pricing page; we will tell you before anything you use starts costing money, and you won't be charged without agreeing to it. We may also suspend the Service temporarily for maintenance or for reasons outside our control.
12. Ending your use
You can stop using the Service at any time, and you can delete your account from Settings → Profile → Delete account. Deleting your account removes your profile and takes you out of every household, as described in the Privacy Policy.
We may suspend or close your account if you seriously or repeatedly break these Terms, if we are required to by law, or if your use creates risk or legal exposure for us or other users. Where reasonable, we will tell you why and give you a chance to download your data first. Sections 4 (license for content kept in backups and shared history), 6, and 13 through 17 continue to apply after your account ends.
13. Disclaimers
The Service is provided “as is” and “as available”. To the fullest extent permitted by law, we disclaim all warranties, express or implied, including warranties of merchantability, fitness for a particular purpose, title and non-infringement. We don't promise that the Service will be uninterrupted, error-free or secure, that reminders and notifications will always arrive on time, or that information entered by you or your housemates is accurate. Some places don't allow these exclusions, so some of them may not apply to you.
14. Limitation of liability
To the fullest extent permitted by law, roomkind will not be liable for any indirect, incidental, special, consequential or punitive damages, or for any loss of profits, data, goodwill or money owed between housemates, arising out of or relating to the Service or these Terms, even if we were told such damages were possible. Our total liability for all claims relating to the Service is limited to the greater of the amount you paid us for the Service in the 12 months before the claim arose, or one hundred U.S. dollars (US$100). Nothing in these Terms limits liability that cannot be limited by law, such as liability for fraud or for death or personal injury caused by negligence.
15. Indemnity
If you use the Service in breach of these Terms or the law, and that leads to a claim against roomkind by someone else (including one of your housemates), you agree to cover our reasonable costs of dealing with that claim, including legal fees, to the extent permitted by law.
16. Governing law and disputes
These Terms are governed by the laws of the State of Illinois, United States, without regard to its conflict-of-law rules. Any dispute arising out of or relating to these Terms or the Service will be resolved in the state or federal courts located in Illinois, and you and we consent to their jurisdiction. Either of us may instead bring an individual claim in small-claims court where you live. If you live in the European Union, the United Kingdom or another place whose law gives you the right to bring claims in your home courts or under your local consumer protection law, nothing in these Terms takes that right away.
Before going to court, please contact us at dane@beneficent-ai.com so we can try to resolve the problem informally.
17. Changes to these Terms
We may update these Terms. Each version is dated at the top of this page. When we make a change that affects your rights, we will ask you to review and accept the new version in the app before you continue using the Service. If you don't accept it, you can delete your account instead. Minor changes, such as fixing typos, may be made without asking you to accept again.
18. General
- These Terms and the Privacy Policy are the entire agreement between you and us about the Service.
- If any part of these Terms is found unenforceable, the rest stays in effect.
- If we don't enforce a part of these Terms right away, we can still enforce it later.
- You may not transfer your rights under these Terms. We may transfer ours as part of a merger, acquisition or sale of the Service, and we will tell you if that happens.
- Neither of us is liable for delays or failures caused by events beyond reasonable control.
